What is the role of a builder in construction?

Builders actually wear many different hats.

In charge of all aspects of property management, builders can handle your property renovations, refurb, land development, new build amongst many more repairs and maintenance services.

As builders tasks may actually vary widely, in general builders will mostly coordinate different trades and types of construction that are involved when building domestic and commercial buildings.

Contractors and construction companies will often employ a wide range of building staff that include electricians, plumbers, roofers, plasterers, decorators, carpenters and scaffolders.

Once an architect has designed the structure of the property and created blueprints, the builder will then oversee the construction and ensure a smooth process.

The builder will also be responsible for providing and gaining any necessary building permissions, consents and approvals whilst also dealing with all land and property surveyors. This will give them a clear idea of what works needs to be done in terms of drainage and management.

Once the land has been surveyed and is cleared for construction, the builder will then commence building on the land.

The builders will remain on-site through the construction phase to ensure that everything is being built correctly and timings are running according to schedule.

For example during a new house build:

  • The builder will oversee the foundations being laid
  • Watch the frame of the house being erected
  • Managing the roof being built
  • Work with plumbers and electricians to get the house running
  • Carpenters employed to lay flooring
  • Decorators to paint the internal and external house
  • Landscapers to work on the garden and front yard
  • Gain relevant permits for the client
  • Surveying the land to see how best to proceed
  • Assess drainage and vegetation issues
  • Assessing all aspects of the structure

Whilst man builders tend to focus on either commercial or residential projects, with some choosing to specialise in certain projects like green homes, housing development or custom homes, it can be hard to find a builder to do everything you need to build your new property.

When hiring a builder, it is recommended that the homeowners assess these areas of property and project management and find out where the builder will be able to help them throughout the process.
